Preliminary Design
-review of general municipality requirements including
zoning, building and planning (O.B.C.) , site and building
servicing ( hydro, septic, water supply, conservation area
and environmental provisions)
- review of existing site conditions - topography, special
features and views, orientation to sun and prevailing winds
- review of Clients needs and design preferences, formation
of a “design program” summary of design objectives
- preparation and presentation of initial sketches; site
planning, building floor plans, building elevations,
sections and details
Design Development
- preparation and summary of comprehensive drawings to
outline full scope of intended work/building program
- initial cost analysis and materials-and-methods overview
to project and analyze budgets
Working Drawings
- preparation of fully comprehensive construction documents
for building authority and other Municipal Agency review for
permit application
- to coordinate and assist with administering of all
applications for Permission to Construct; to ensure
consistency and conformance as required
- to coordinate supplementary consulting where required and
ensure conformance with the scope of work/building program
i.e.; where applicable: structural engineer, soils
engineer/investigation, Ontario Land Surveyor
Tendering
- to assist Client with selection of qualified Builder(s)
for Request for Pricing
- to assist Client with a Terms-of-Reference/Instruction to
Bidders; to supply all participating contractors with
relevant drawings, specifications and supporting documents
- to review all requests for clarification, addendum’s,
material and method alternatives to ensure consistency with
the process and participants
- to assist the Client with review of contractor bidding and
advise where applicable
General Review during Construction
- to attend the construction site (with the Client or on
behalf of the Client) periodically as required to review
workmanship, adherence and consistency with the scope of
work and design intent
- to prepare site instruction, addendum or other changes
as approved by the Client and Contractor.
